About this project

This project began after the homeowner noticed water dripping from a light fixture located in the center of the front porch ceiling. Since the ceiling below also served as the floor structure for the upstairs patio and living area, a more detailed investigation was necessary to determine the source of the leak.

Once the stucco and ceiling assemblies were opened, extensive moisture damage was discovered within the concealed framing system. Water had been migrating beneath the stucco finish and into the structural components for an extended period, resulting in deteriorated sheathing, damaged framing members, and compromised sections of the garage porch ceiling. To safely complete the repairs, the entire front section of the structure was temporarily supported while the center beam and surrounding damaged components were removed and replaced.

After the structural repairs were completed, the upstairs patio assembly was rebuilt and properly waterproofed to address the root cause of the problem. New sheathing, framing, soffit components, and stucco finishes were installed where required, restoring both the structural integrity and appearance of the home. The project concluded with preparation and painting of the entire front façade using a high-quality 100% acrylic elastomeric coating to provide a uniform finish and an additional layer of protection against Houston's demanding weather conditions.

The result is a safer, more durable exterior system that not only resolved the leak but also restored the home's curb appeal and long-term performance. By addressing the hidden water intrusion rather than simply repairing visible damage, the homeowner gained confidence that the underlying problem had been properly corrected.

What started as a small water drip from a porch light quickly turned into something much bigger than we expected.
